THE MARLIN HOTEL
The Marlin is a historic art-deco building and recognizable landmark in the heart of the South Beach section of Miami Beach. The three story structure was originally built in 1939 and always operated as a Hotel. The property was subject to a complete renovation, completed in 2011. MRK Property Development purchased The Marlin in early 2015 and has recently updated its suites as well as opened a new restaurant concept, Bazí, which is nestled in the hotel’s newly transformed lobby lounge. MRK will be adding 14 rooms to the Marlin Hotel, bringing the total to 28. Plans for a small Désirant boutique are in the works.
IVEY’S BOUTIQUE HOTEL
MRK was able to acquire the first and second floors of the Ivey’s building consisting of just over 45,000 square feet from two different sellers in 2012 and 2013. Upon completion in the summer of 2015, the 42-room Ivey Hotel will help fill the significantly underserved luxury hotel market in uptown Charlotte, the central business and entertainment district of the city.
Three buildings in the heart of Asheville’s historic downtown tourist area combine to make up the Parisian Hotel. MRK is in the process of developing a 50-room, 5-star luxury boutique hotel by assembling and renovating these buildings. Existing architectural plans provide for a 5-star restaurant, event space, meeting rooms, gallery and a full service spa as well as an exercise facility.
The Windsor offers unique and upscale accommodations in the heart of Downtown Asheville, and is within walking distance of some of the best restaurants, breweries, shops and art galleries in the area. Initially constructed in 1907, The Windsor recently completed an 18-month historic renovation. The hotel offers 14 new luxury suites, each with its own unique character and charm.
Located in the bustling downtown district of Asheville, the historic S&W Building is approximately 16,000 total square feet of retail and event space that can be divided. Art Deco themes are evident throughout the interior and exterior, which has made it a widely recognized architectural landmark. The building fronts the famous Pritchard Park next to Bank of America and Wells Fargo.
BARRETT CREEK PLAZA
Located in Marietta, an Atlanta suburb, Barrett Creek is a multi-tenant corporate anchored strip center. This area features over 2.5 million square feet of retail space within one mile of over 700,000 residents in the trade area. A well-marketed and acquired mix of tenants includes Axiom Staffing, Buffalo Wild Wings Grill & Bar, Chase Bank, Cheeseburger Bobby’s, Moe’s Southwest Grill and T-Mobile. Directly accessible from the I-75 and I-575 freeways, Barrett Creek Plaza is in the area of over 250,000 cars per day, and a strong demographic in a growing market has allowed an incredible return on the asset for MRK.
DEL TACO COMPLEX
MRK purchased this 100 percent, triple net leased strip mall because of a strong area market, three corporate backed tenants (Del Taco, Smashburger and Mattress Giant) and strong sales from those tenants. Located across from the The Shops at Willow Bend mall, this center is a main shopping and dining corridor of the Dallas-area suburb market. The corporate tenant mix, as well as a great local financial forecast for the area market, allowed this acquisition to realize a significant increase in value, providing MRK a much higher than normal market return on investment.
On one of the busiest corners on South Beach (Alton Road and 17th Street), MRK Companies acquired what was a former Burger King fast food restaurant in 2009. They redeveloped the location into a modern, art deco influenced space for Bank United, complete with a stylish entrance and customer parking. MRK sold the building in 2013 at a record market cap rate yield.
This renovated commercial building was developed and sold by MRK Companies. Located near the foot-traffic friendly intersection of Washington Avenue and 15th Street, Villa Mare was designed and built out as a high-end restaurant and lounge. In 2014 it was sold as new without a tenant, setting a record for a per square foot sale on Washington Avenue.
MACCHIALINA TAVERNA RUSTICA
Macchialina is an energetic, casual Italian tavern featuring the bold, seasonally inspired cooking of chef Michael Pirolo. The recipe is simple, clean flavors, fresh ingredients and rustic accents. The 60-seat establishment on 80 Alton Road emits a warm, inviting and hip ambiance that feels as if it has been plucked from the streets of New York City. Oversized chalkboards displaying the daily menu adorn antique brick walls. A reasonably priced all Italian wine list featuring boutique growers and an inventive cocktail list paired with an energetic and easy going tone complete the vibe of this convivial neighborhood spot.
